SUMMARY

The VP of Sales is responsible for ensuring that sales and revenue quotas are met and managing the day-to-day operations of the department. This role involves developing strategies and processes to achieve sales targets.

KEY RESPONSIBILITIES

  • Create and execute innovative, effective sales and marketing strategies.
  • Drive sales performance across new land lease portfolio with innovative marketing and sales strategies. Specifically, develop go-to-market strategies and ongoing sales plans to meet/exceed business plans for both individual communities and overall portfolio.
  • Manage the Sales team (internal and external), including the Sales Manager (internal) and Sales Operations Administrator (internal). Assess sales team's performance (internal and external) on a continual basis. Hire/engage sales talent, as required. Develop tools and training for use by sales staff on the benefits of land lease and Parkbridge communities.
  • Set pricing for individual homes, with a focus on optimizing revenue and meeting/exceeding profit thresholds. Develop sales release and pricing/incentive strategies to optimize revenues and absorptions during the full life of a community.
  • Negotiate and execute agreements of purchase and sale. Authorize extensions, amendments, terminations, deposit changes, etc.
  • Work with legal and development teams to create agreements of purchase and sale, and other sales documents, as required, prior to a launch for sale.
  • Develop sales forecasts and track performance against business plan targets.
  • Create a "Sales Launch Business Plan", documenting and narrating the full sales plan, prior to launch. Monitor and adjust sales plan throughout the community lifecycle.
  • Provide input to the in-house product development team (sales/marketing, development and construction) to create optimal and high-demand floorplans and drawings. Specifically, make recommendations on product sizing and mix to meet customer needs and achieve profitability targets.
  • Track industry trends and competitor sales, marketing, and product platforms to inform sales strategies.
  • Provide strong customer service leadership. Collaborate with the Development, Construction, and Customer Experience teams to promote exceptional experiences for all buyers, before, during, and after the sale.
  • Ensure a superlative customer experience via the sales process. Ensure sales team follows up with leads in a timely and efficient manner (via CRM tool and in-person coaching).
  • Oversee sales presentation centers and model homes to ensure cleanliness, functionality, and a positive image.
  • Engage and manage effective, high-performance third-party listing brokers for each Parkbridge community.
  • Develop and foster relationships with outside cooperating brokers and agents. Assist in determining commission structures and broker bonusing plans.
  • Source and recommend third-party marketing or sales agencies or partners when needed.
  • Lead site kick-off meetings with sales staff, construction teams, etc.
  • Provide sales expertise and input related to community and product positioning with target consumers.
  • Provide input for acquisitions proformas on pricing, absorptions, incentives and other budget items.
  • Perform other duties as assigned.

COMMUNICATION, INFLUENCING OTHERS, AND CUSTOMER SERVICE

This role requires exceptional written and verbal communication skills, particularly at the Senior and Executive Leadership levels. Key business partners include Sales & Marketing, Customer Care, Construction & Land Development, and various brokerages. Leadership qualities are crucial for directing different groups toward a common goal.

EDUCATION, EXPERIENCE, AND QUALIFICATIONS

  • Minimum 10-15 years of experience working for a low-rise builder/developer.
  • Well-organized, personable, professional, confident, and able to multi-task.
  • Knowledge of Agreements of Purchase & Sale and common sales documents/schedules.
  • Real estate license in a Canadian province is helpful but not required.
  • Strong creative thinking and problem-solving abilities.
  • Experience developing product programs for low-rise builders/developers.
  • Excellent written and verbal communication skills.
  • Outstanding customer-facing skills.
  • Willingness to travel within North America if required, with a valid passport.

CUSTOMER SERVICE

  • Build and maintain relationships with outside brokers and agents.
  • Provide strong customer service leadership; lead/promote exceptional experiences for all buyers, before, during, and after the sale.

SUPERVISION & BUDGET AUTHORITY

  • Responsible for creating and maintaining budgets.
  • Ability to provide assumptions for proformas and budgets.

PHYSICAL ENVIRONMENT

  • Work from home or sales office with a requirement to travel approximately 35% of the time. Current communities are located in GTA and Kelowna, with additional communities coming soon for British Columbia and Ontario.

PHYSICAL REQUIREMENTS

  • Ability to travel by plane/car across Canada and be comfortable staying in hotels as required.
